Every Tuesday, there is a flourish of activity in the Kansas City area housing market.  Food is made, balloons are scattered and Facebook is posted.  What, you don’t know what about TuesdayTour?

Tuesday is the big day for the very popular “agent tour.”  It’s like an open house for area realtors, often with newly listed homes, at which agents showcase properties, network, and talk shop.  It can be a critical event in the selling process.

For us, Tuesday Tour starts about a week prior to the givenTuesday.  We like to showcase new listings, so usually we pick the first Tuesday after hitting the market.  Then we get the word out, especially to agents we think might have clients who might like the home.  We arrange to either make or pick up food and drink, and we gear up for Tuesday.

The morning of Tuesday Tour, we personally spread the word at our weekly agents’ meeting.  These are always well-attended and a lot of fun.  Afterwards, we linger to catch up and talk aboutTuesday Tour.  After tending to any last-minute details, we head to our tour home.

Tour homes are always an active place.  They are the most reliable way to stay in touch with industry friends and colleagues, so we hear a lot of talk about the market.  We may also welcome a lender or title agent, who often pick up lunch.  Most importantly, we talk about our tour property.

The exposure and feedback generated by Tuesday Tour is invaluable.  The best-case scenario is that an agent stops by who has a client in the market right now or upcoming, but we like these events for a lot of other reasons.  Agents will give us insight on everything from condition to pricing, which winds up creating a lovely focus group.  They also talk about their own properties, which helps us stay connected for our own buyer clients.

Tuesday Tour is a real-time marketing and market research tool that fits in with everything else we do to sell a home.  After the event, we follow up with agents to answer questions, provide further information and give our thanks for stopping by.  Sometimes, we also start processing offers.

As you can imagine, Tuesday Tour has a lot of energy and is really a lot of fun. It can also be an important part of selling a home.  It provides a great opportunity to make a splash in the market, for a new listing, or to make important pricing decisions for a listing that needs a jolt.  If you’re a buyer, Tuesday Tour helps your agent stay plugged in, and could provide a jump-start in seizing what might be a short-lived opportunity to get that perfect home.
