Plaza area project held, for now

plaza hotelConsideration of a large hotel, apartment and retail project just north of the Country Club Plaza was delayed today at request of city staff.

The City Plan Commission is now scheduled to consider it Dec. 1.

The plan by Plaza Hotels LLC is for 1.5 acres generally on part of a block bound by Broadway, W. 46th Street, W. 46th Terrace and Wornall Road.

mapThe development would include two 13-story buildings with 228,770 square feet of mixed use on an L-shaped site that is now largely a parking lot.

According to the plan submitted by developers, a 252-room hotel and 168-unit apartment building would each be 13 stories and the project would include a bank, retail, and a restaurant. There would be 519 parking spaces for vehicles and other spaces for bikes.

The developer seeks to change current zoning from 4-10 stories to 12-15 stories, according to the city staff report.

That height is more than the current Plaza Urban Design and Development Plan, city staff notes in a report. It is also taller than recommendations in the pending Midtown Plaza Area Plan.

Given past battles over such large buildings on the edge of the Plaza and that they are not recommended in the pending Midtown Plaza Area Plan, controversy seems likely.

Meetings with the Plaza Westport neighborhood and others have been scheduled, the Kansas City Star reports.
