Residents of the Valentine neighborhood got a look at plans for a redeveloped Norman School at a meeting last night.

The school located at 3514 Jefferson and seen from Southwest Trafficway was built in 1906 and 1909.

The Kansas City School District sold the school to developer Del Hedgepath in 2009. He told the neighborhood last night that the real estate market crashed the next year so the project has been on hold, but “a year ago we picked up the ball and now we are running full speed ahead.”

norman-site-plan2He’s proposing creating 44 market-rate residential lofts within the building and an additional 20 units in new additions to the building. He estimated the average square footage at 900 square feet for the mostly one-bedroom units. Hedgepath said rents are a moving target in today’s market, but could range from $1200 to $1600 a month. The proposal also calls for a swimming pool in the existing playground area.

The developer said he would use state and federal tax credits for the project. He is also working with the city on creating an Urban Renewal District that would provide tax abatement.

The proposal goes to the City Plan Commission on July 7, and would also need approval from the Land Clearance for Redevelopment Authority and the city council.

Neighbors expressed concerns about parking and potential issues with having a swimming pool on the property.
